How the Build On Your Lot Process Works
Initial Consultation
We start by understanding your site, your vision, and your timeline. You'll meet with our team to walk through what you're looking for, where you want to live, and what's most important to you in the finished home. We listen more than we talk at this stage.
Following the consultation, we provide a Preliminary Budget based on your vision and site conditions. This gives you a realistic picture of what your project will cost before any design work begins, so you can move forward with confidence, not uncertainty. If the numbers work and
you're ready to proceed, we formalize the relationship and begin the design process together.
Site Visit & Evaluation
Before any design work begins, our team evaluates your lot topography, access, drainage, and any conditions that will influence the build approach or the final cost.
Design Phase
Select from our existing floor plans and modify them to fit your lot and lifestyle, or commission a fully custom design. Either path goes through the same rigorous specifications process, floor plan, exterior, systems, and finishes.
Budget & Pricing
We prepare a detailed, line-item budget based on your approved design and the site-specific conditions identified during evaluation. The number you see reflects the actual cost of building the home you've designed. We don't offer artificially low estimates to win the project.
Selection Meetings
Work through every interior and exterior selection from cabinetry, countertops, flooring, fixtures, to final finishes with our design team. The process is structured, guided, and paced to protect decision quality.
Construction
Your project manager oversees the build from foundation to finish. You have access to your Owner Portal throughout, and milestone walkthroughs are built into the schedule. The home is built to the specifications we agreed on not adjusted in the field without your knowledge.
Orientation & Move-In
Before closing, we walk the home together and address anything that doesn't meet the standard we've held throughout the build. Your warranty coverage begins at closing.
